What helps us quote accurately
You do not need all of it to send the form — but each line you add takes a question out of the reply.
- Floor area, and how many bathrooms
- Property type: new build, renovation or commercial fit-out
- What the site has left behind: dust, debris, paint or adhesive residue
- Which trades are still working, and when they finish
- Access, lift, parking and any restrictions on hours
- The handover, photography or move-in date

How the price is built
Four things, then a number
Area and property type
Usable floor area per level, number of bathrooms and the mix of hard floor, carpet and timber. That sets the hours, and the hours set the price.
Level of contamination
Light dust after a tidy build is a different job from paint spots, adhesive haze and deep site debris. Residue removal is slower because it has to be tested and done by hand.
Access and programme
Lifts, stairs, parking distance and whether we work days, evenings or weekends around other trades. Tight programmes can need a bigger crew.
What stays out
Rubble and skip hire, hazardous material, external high-level access and any making good are excluded and listed as such. No quiet additions later.
No fixed price list, on purpose
A published rate per square metre would be wrong for most of the sites we see. A 120 m² new build with light dust and a 120 m² renovation with paint on every frame are not the same job, and pricing them the same would mean overcharging one and under-delivering on the other.
What you get instead: a scope written against your site, a fixed price in euros for that scope, and a clear list of what falls outside it. If the scope changes after we start, we stop and confirm the difference before doing the extra work.
