How we work

From first walk-through to signed handover

Four stages, one crew and a written method before anyone lifts a cloth. The point is that the handover date stops being a gamble.

01 · Before we quote

Site assessment

We walk the space with you or the site manager and look at what the build has actually left behind: dust depth, residue, finish types, and which trades are still working.

  • Access, power, water, lifts and parking
  • Surfaces and finishes, room by room
  • Problem areas photographed before quoting, so scope is agreed rather than argued

02 · Before we start

Method and fixed price

You get a written scope, a method statement, a risk assessment and a fixed price in euros before the first visit. Nothing starts until you have accepted it.

  • Sequence and number of visits
  • Products matched to each surface
  • Exclusions listed plainly — no surprises on the invoice

03 · On site

Zoned cleaning

We split the site into zones and clean them in the order the trades finish, so a completed area is not walked through again by other people.

  • One zone signed off at a time
  • Finished surfaces protected while we work elsewhere
  • Daily check with the site manager on progress and access

04 · Handover

Final check

The last pass happens after the final trade leaves and before the photographer, the agent or the client walks in.

  • Room-by-room checklist against the agreed scope
  • Raking light over glass, worktops and floors
  • Snag list closed out before the invoice goes in

Products and safety

The kit is boring on purpose

Low-odour products, colour-coded cloths and HEPA extraction instead of dry sweeping. Nothing exotic gets used on a new finish without a test patch.

  • Products

Surface-appropriate, low-odour, with safety data sheets available on request.

  • People

PPE, dust masks and gloves on every site; method statement and risk assessment issued before the first visit.

  • Insurance

Public liability cover in place; the certificate is available on request before work starts.

Questions we get asked

Before you book

How long does a post-construction clean take?

A typical three-bedroom new build takes one to two days for two cleaners. Larger houses, heavy residue and commercial fit-outs take longer. The number of visits is fixed in the quote, not estimated on the day.

What changes the price?

Floor area, property type, how much contamination there is, access, and how tight the programme is. We quote from those five things rather than a per-metre rate, because two sites of the same size are rarely the same job.

Do you take the waste away?

We bag and remove the dust and offcuts our own clean produces. Rubble, pallets and skips left by other trades are not part of the clean — we flag them during the assessment so you can arrange removal before we start.

Can you work around other trades?

Yes. We zone the site and clean in the order trades finish, so finished areas stay finished. If a trade returns to a signed-off zone, we agree a touch-up before handover.

Which areas do you cover?

Projects across Europe, quoted in euros. Travel, access equipment and any accommodation are agreed in the quote rather than added afterwards.
